How it works

  1. We read the records every weekday

The state tax roll, condo register, licensing registers and company filings for 34 counties (East, West and North), plus county recertification cases and permit systems in Miami-Dade, Broward, Palm Beach, Lee, Collier and Monroe. More counties are being added.

  2. We work out what is coming

A deadline from the year built, a rental job from a switchgear permit, a roof due from its last permit — each checked against what has actually been filed.

  3. You get only your part

Your industry, trades, zip codes and minimum job size — by morning email, portal, CSV, or Slack or Teams. Never the same lead twice.

What this is not

Everything here comes from records the government already publishes. We don't scrape owner contact details or sell phone lists, and we aren't complete or current to the minute — a filing made yesterday appears once the source publishes it.

Not legal or engineering advice

Deadlines are calculated from public parcel data. Confirm a building's status with the authority having jurisdiction.

Not exclusive, unless you pay for it

Territory caps come with the premium plan. Otherwise anyone can use the same public records.
