Compiled from county and municipal public records. Status reflects filings found on record at the time of the run.

A building's cycle year is fixed by the year it was built — 25 years for coastal structures in Miami-Dade, 30 inland, then every ten years. Florida's milestone-inspection law applies the same rule to condominium and co-op buildings three storeys and up statewide. So the 2027 list already exists; it just is not written down yet.

What you get

Ahead of the notice

Buildings entering their cycle in the next 18 months, so you call before the letter lands.

The catch-up cohort

Older buildings due under the statute's December 2024 catch-up deadline; many still have no filing on record.

Follow-on repair work

Reports that were not approved, open code cases and Unsafe Structures hearings, and the permits pulled after a report lands.

Public records, read carefully

Every lead comes from a record a government body publishes, with a link to it. Where we lack coverage we say so rather than imply an absence, and a filing can exist before its source publishes it. How it works · what is in the database today.
