The rules behind the deadlines.
What Florida's building safety laws ask of associations, owners and their professionals, from the statutes' own text, in plain words.
Since 2022 every Florida condominium and cooperative building three habitable stories or taller needs a structural milestone inspection at 30 years of age - earlier where the local building official requires it - and every ten years after.
A structural integrity reserve study tells a condominium association what its building's major components will cost to repair and replace, and how much it must set aside - and since 2024 those reserves can no longer be waived.
Long before the statewide milestone law, Miami-Dade required buildings to be recertified as structurally and electrically safe at 40 years. Since 2022 the county's program starts earlier and covers far more buildings than condominiums.
Florida requires a residential condominium building that is a high-rise to retrofit either an automatic fire sprinkler system or an engineered life safety system. Owners may vote to forgo the sprinklers, but not the life safety system, and the fire code's last milestone is January 1, 2027.
