County building recertification (the "40-year" program)

Long before the statewide milestone law, Miami-Dade required buildings to be recertified as structurally and electrically safe at 40 years. Since 2022 the county's program starts earlier and covers far more buildings than condominiums.

Miami-Dade, section 8-11(f)

Buildings now come up for recertification at 30 years of age, and condominium and cooperative buildings three stories or taller within three miles of the coast at 25, then every ten years for the life of the building. Single-family homes, duplexes and small buildings (an occupant load of 10 or less and 2,000 square feet or less) are exempt.

Each city's building department runs the program within its limits, and the county's for unincorporated areas: notices, report forms and deadlines come from them.

Elsewhere

Broward runs its own building safety inspection program, and other counties and cities set their own rules; the statewide milestone inspection applies everywhere to condominiums and co-ops three habitable stories and up. Your building official can tell you which apply to your building.

Older buildings

Buildings that reached 40 years under the old schedule stay on their 40, 50, 60-year cycle, so an older building's next date is not simply its age plus ten.
