How the numbers are made
- Deadlines are calculated from each building's year built under Miami-Dade's 40/50-year recertification rule and Florida's 2022 condo milestone law (s. 553.899, F.S.).
- "Nothing filed" means the city or county's own records show no recertification case, permit or filing for the cycle. We say it only where we read that authority's complete records; elsewhere we make no claim either way.
- Hearing lists come from the Unsafe Structures Board and city hearing agendas as published.
- How the forecast holds up against real filings: accuracy. What is read and how fresh it is: data status.
Compiled from public records; not a compliance determination for any building.
